Reporting Repairs

You can request a repair by:

Please note for some repairs we may be required to conduct a pre-inspection at your property to ensure the correct work order is raised.

 

Heating and Hot water repairs

Out of Hours Repairs

Estate Maintenance

Block cleaning

Our caretakers operate between 8am and 4pm Monday to Friday.

Their duties include carrying out cleaning and maintenance to your buildings and some communal areas of your estate.

They are responsible for:

  • Dusting, Sweeping and mopping of communal areas within the block
  • Sweeping and general upkeep of communal areas across the estate
  • Replacing communal lights within the blocks
  • Assisting with leaf clearance
  • Assisting waste management

Grounds Maintenance

This is overseen by our grounds maintenance contractors. They are responsible for: 

  • grass cutting
  • weed clearance on hard surfaces
  • leaf clearance
  • pruning of bushes

Refuse and Recycling

Communal Paladin Bin collections across the estate are conducted on Mondays and Thursdays.

Reporting Anti-Social Behaviour (ASB)

What is anti-social behaviour?

Antisocial behaviour is defined as 'behaviour by a person which causes, or is likely to cause, harassment, alarm or distress to persons not of the same household as the person' (Antisocial Behaviour Act 2003 and Police Reform and Social Responsibility Act 2011).

 

How to report anti-social behaviour?

Recording incidents is very important. Events can easily become confused, so recording what happened, who was involved, when, where and how you were affected really helps to show the impact of the problem.

 

Worried about reporting

Some residents are worried about making a complaint or reporting an incident for fear of reprisal from those involved. When you report an incident we offer support and keep your details strictly confidential. You can also report ASB anonymously. Your identity will only be released with your explicit consent and only when required for legal proceedings in court.

Depending on the nature of the incident Antisocial behaviour should be reported to the police or to the Carey Gardens estate office.

Abandoned vehicle

If you suspect a vehicle on the estate is abandoned, contact our office on 0207 498 3664 or housing@careygardens.co.uk

 

Graffiti

Please report any graffiti to our office on 0207 498 3664 or by emailing us at housing@careygardens.co.uk.

 

Fly-tipping

You can report fly-tipping on the estate on 0207 498 3664 or by emailing us at housing@careygardes.co.uk.

We will arrange for our cleaning contractor to remove it.

 

Concerned about illegal activity ?

If you want to report a crime either that has happened or is taking place now you need to contact the Police in the first instance:

  • Police emergency: 999

  • Call 101 or go to The Met Police to report non-emergency crimes.

  • Call Crimestoppers at 0800 555 111 to report anonymously.

After contacting the Police you can also report your concerns to the office. If you are a victim of a crime we may be able to assist you, for example, moving you to a safer location. We will also consider tenancy enforcement action where a tenant, member of the household or visitor to the property has committed a crime.

 

Loud noise from a neighbouring property ?

If you want to report noise nuisance during Monday to Friday 9am to 5pm, please contact our office on 0207 498 3664.

If the nuisance is ongoing, one of our staff will try to investigate at the time of occurance.

If the noise nuisance occurs outside of normal office hours please phone 020 8871 8999. Officers from the Council will try to attend and will log the incident and pass on to the Co-Operative for when our staff are next on duty.

You can also contact the environmental noise team on 0208 871 6127. Operational times are Monday to Sunday.

We can deal with persistent and unreasonable noise such as barking dogs, DIY, loud music and TVs.

There are a number of actions we can take to try to resolve noise including:

  • Warning letters

  • Mediation

  • Noise abatement notices

  • Seeking possession

  • Injunctions

 

Dogs causing a nuisance

The Housing Dog Byelaws leaflet provides information on the dog byelaws which operate on the estate.

Estate parking permits

Parking on the Carey Gardens Estate is limited. We provide on-site parking for our residents and visitors.

In order to park on the Estate, vehicles must display a valid estate parking permit.

You can apply for Estate parking permits via the Estate office.

 

Residents permits

Each property is entited to a MAXIMUM of 3 resident parking permits per property.

You must include proof of residence and vehicle ownership with your application form. If you do not enclose all the relevant documents, your application will be returned to you which may delay the application process.

 

Visitor permits

Tenants and leaseholders are entitled to one visitor's parking permit per household.

Applications can only be made by a named council tenant or leaseholder.

You must keep your visitors permit safe. If you lose it, we will not be able to issue a replacement for 12 months and there will be a charge.
